
21M Projects provided advisory and project management services to a private client seeking to sub divide a residential property in the Perth Suburb of Coolbellup.
The scope of 21M's engagement included feasibility study, engagement of subconsultants (i.e. town planner, engineer, surveyor and architect), tracking of Development Approval submission and clearing of conditions. Engagement and management of builder and owner duties such as water, power and NBN connections , fencing and landscaping.

This project, located in Bateman, was delivered under an advisory and project management engagement, supporting a private residential upgrade. The scope involved early-stage planning through to trade coordination, with a focus on compliance, design integration, and multi-disciplinary execution.
The scope of works included conducting a detailed site survey, evaluating compliance with local council and building codes. A comprehensive bill of quantities (BOQ) was prepared to guide procurement and budgeting. The project also involved coordinating a diverse range of trades, including electrical, plumbing, pool renovation, steel fabrication, carpentry, and concreting, ensuring seamless delivery across all disciplines.

Completed in 2021 , the Olive Grove project in Healesville was delivered for a private client under a Construction Management consultancy arrangement. The project involved comprehensive site preparation and infrastructure works to support a residential development, with a total contract value of $700,000.
Works included the excavation of 2,500m³ of material, construction of 1,500m² of asphalt pavement, and ground stabilisation across 2,000m² using a 3% lime and 3% cement blend. The civil scope also featured 600 linear metres of kerb and channel, 130m² of concrete footpath, and 310 linear metres of stormwater drainage. Utility services were extended to the site, including electrical, NBN, and water reticulation.

The development at Ambrose Street in Emerald was successfully delivered in 2023 over a 6-month construction period for a private client. Acting as the Project Manager , 21MProjects managed all aspects of site preparation and civil works, ensuring timely execution and compliance with infrastructure standards.
Key works included bulk earthworks comprising 100m³ of excavation and 500m³ of fill, the construction of 900m² of asphalt pavement, 230 linear metres of kerb and channel, and 160m² of concrete driveway. The works also included stormwater drainage ,potable water , electrical, and NBN infrastructure to support the residential development.

Blackburn Quarters is a 39-lot medium density residential development valued at $2.2 million. 21M Projects provided advisory services which included : overseeing all phases from planning through to completion. The scope included coordination of civil works, services installation, and compliance with relevant codes and standards.
Key construction features included 1,000m³ of bulk earthworks (cut to fill at Level 1), 1,500m² of concrete pavements, and 140 linear metres of retaining walls. The site was serviced with 560 linear metres of stormwater infrastructure, sewer and water systems installed to plumbing code, and electrical works compliant with AS3000. Additional services included NBN and gas reticulation, along with external works to support the overall subdivision.
